This 30-story mixed-use development required a solution that considered both high-seismic and high-velocity wind forces in a coastal and corrosive environment. The solution involved utilizing an elevated transfer podium level one city block in area to support two 24-story towers 300-FT in height with six levels of retail, restaurants, and parking. The towers and lower levels are comprised of two-way post-tensioned floor construction supported by a lateral dual system of special concrete moment frames and shear walls. The transfer podium is an amenity deck with pools and green roof plaza intensively planted with full-height palms and other native greenery. The structure bears on deep concrete mats and pile caps supported on augercast piling foundations.
